Sarah Sold Her Rural Rented Property

How we bought Sarah’s house?

We requested photos of the property, which Sarah was able to provide.  We then made her an offer, which she accepted.

Sarah disclosed that she had converted her conservatory into a single-storey extension and didn’t apply for planning permission or receive a building regulations certificate.

We instructed a surveyor at our own cost to confirm that the property was as described.  It is merely a formality to confirm that the property is not suffering from structural issues such as subsidence.

It is important to realise that Property Saviour’s surveyor is not there to find faults, unlike our competitors who use this opportunity to haggle down the price.

We assured Sarah that the price we offer is the price we pay. Even if the property needed a full modernisation, we won’t deduct it from our offer price.

Solicitors were instructed

Survey came back all fine.  Solicitors were instructed.  We kept our enquiries to a minimum as Sarah works full time in a demanding job – all of our communication was over emails.  

We kept her updated with progress and next steps, and chasing solicitors where necessary.

There was a small issue that arose at the last minute with a restriction on the property, it took a week to resolve which meant that Sarah’s solicitor had to request redemption statement.

We pushed our solicitors to get the sale completed, and although it took us a little longer due to unforeseen issue we completed the purchase, as promised at full price with no deductions or reducing the price before the completion – a sharp and unethical practice used in our industry.

What about fees?

Sarah did not have any estate agent fees to pay as she dealt directly with us.

We also paid her legal fees meaning that she received the price we agreed.  Sarah was delighted with our service and had this to say.
